Windows 10: Install games and apps problems

I am getting this error every time I try to download app or a game. My connection is pretty good and my ping too. I tried a lot of methods to fix that problem but they didn't work! Some ideas how can I fix this error?

Problem in installing xap apps or games.

To install apps and games from your phone's SD card:

• 
  Insert an SD card that contains one or more .XAP files into your phone.
  
• 
  In the App list, tap Store
  
• 
  Tap More, then tap Install local apps. (If you're running an earlier version of Windows Phone, look for the
  SD card option instead.)
  
  Note
  
  If you've just inserted the SD card or added the .XAP files, you might need to wait a few minutes before you can access your SD card from the Store.
  
• 
  Select the apps you want, then tap Install.
  
• 
  Installed apps appear in the App list. Depending on the specific app or game, you'll be able to use them as follows:
  
  • Free apps and games can be used immediately.
  • Paid apps and games that have a trial will be available as a trial version that you can purchase later.
  • Paid apps and games without a trial must be purchased before you can use them.

If the issue persist, I would suggest you to try this with some other SD card or format the one you have. It is possible that this SD card is not compatible with your phone make/model.

installing a game

Please try the steps given below and check if the issue persists:

Step 1:

I suggest you to right click on the game and try to run as administrator and check.

Step 2: if that doesn't help I suggest you to install game in compatibility mode and check:

Follow the steps below on how to install game in compatibility mode:

1. Download the game from the manufacturer’s website and save it on your local disk.

2. Right click on the setup file of the game and select “Properties”.

3. Select “Compatibility” Tab.

4. Place a check mark next to “Run this program in Compatibility mode” and select operating system from the drop down list.

5. Let the game install and then check the functionality.

Windows 8.1 phone app problem

We suggest that you follow these steps:

• Launch Storage Sense.
• Select the folder which the app is installed (phone or memory card).
• Tap Apps+games.
• Select the app and then uninstall.
• Re-install the app by going to the Store.
