Windows 10: Selling my PC unlinked from Microsoft Account. What will the new owner need to do?

I'm selling my business, which has a PC with my booking system on it. The booking system runs on the Microsoft Access 2007 application.I don't have any personal information on the PC.Before you sell or gift your Windows 10 device or Xbox One - Microsoft SupportTwo questions. If I unlink the PC from my Microsoft Account as per the instructions above:1 What will the new owner need to do in order to use the PC?2 Will all of the information, applications and files on the PC be unaffected?

Selling my Windows 11 PC. How does the new owner associate the Windows license with their Microsoft Account?

It's my understanding that Windows product keys are associated with specific Microsoft accounts now. I have changed hardware several times with my current Windows product key and each time, I install Windows and skip product key entry. Then, when I register my Microsoft account with Windows setup, it finds the key there and activates my Windows.

But now I am giving/selling my computer to someone and they won't have access to my Microsoft account. How do I unlink that product key from my account and have it registered to the new owner when they install Windows (I am wiping the drives)?

I have found some articles online, but they always seem to talk about taking a Windows product key to a new PC. This isn't the same. It's registered in my account and I want it to follow on to the new owner.

Unlink an old android phone from my pc

I go thru the suggested steps: Start - Settings - Phone - Unlink this PC.

When I first open the "your phone" screen the old phone is listed. Not sure if the phone listed is suppose to be selectable or not, but my is not. When I select "Unlink this PC" the phone listed is removed. When I select "Add Phone" the old phone still
shows. I have removed the old phone from my Microsoft Account. I have rebooted after unlink this pc but I still cannot remove my old phone.
