Windows 10: why am i not able to install a new retail key

okay so i am unable to install my windows pro retail key from my old computer to my new one even though it is transferable. Whenever i uninstall and clear the key from my old computer it still displays that its activated using the key even if i disconnect it from a Microsoft account. I've tried multiple tutorials and videos on how to fix this but it still doesn't work. I know that its a retail key so why am i not able to un-activate it. I am able to un-activate the home retail key on my new computer and it displays that I'm un-activated but on the old pc the pro key still displays that its bei

Upgrading a PC and Retail Keys

My current desktop PC started life with a Windows 8 Pro retail key and now has the latest version of Windows 10 activated by a digital key linked to my MS account.

I want to change the motherboard, CPU, memory & system drive with a clean install so I guess Windows 10 will not automatically activate. What are the essential steps to deactivate the key currently in use and ensure it activates using the new hardware?

could someone please list the steps they follow to install windows with a dual core processor and windows xp service pack to. I'm reletively new to amd dual core and i feel i'm missing a step. All help will be appreciated. thanx
